Electrical Installation Condition Report: From July 2020 all NEW Tenancy agreements must have an EICR in place BEFORE the Tenancy starts, and be re-newed every 5 years. From April 2021 ALL existing Tenancies must have an EICR, and the Tenants must receive a copy.
Energy Performance Certificates:
From 9 January 2013 all advertisements for either selling or renting property must clearly show the energy rating of the building, and to comply with recent legislation Rental Properties must have a minimum energy rating of A-E. This includes newspapers and magazines, any written material produced by the landlords or estate/letting agents, and on the internet. The Landlord must provide a copy to the Tenant at the earliest opportunity and at no charge. Black Cat Residential uses a fully accredited and qualified Energy Assessor to provide EPC’s for our clients usually within 24hrs of instruction.
Every Gas appliance within any rented property must tested annually and a certificate must be issued to the Tenant. Landlords who use Black Cat can sit back and relax as our automated system sends Gas Safety reminders and we will ensure your property is safe and fully compliant.
